What exactly does an owner's representative do?

An owner's rep is your side's professional in a construction or relocation project. Contractors, architects, and vendors all have their own interests; we manage them on your behalf — running the budget, schedule, and quality oversight so you get the outcome you're paying for without needing an in-house construction team.

When should we bring you in?

Ideally before you sign — a lease, a construction contract, or a vendor agreement. The earliest decisions are where the most money is won or lost. That said, we regularly step into projects mid-stream when schedules slip or budgets drift, and lease-end engagements often start 6–12 months before expiration.

Do you replace our general contractor or architect?

No — we manage them. Your GC builds, your architect designs, and we make sure both perform to the contract, the budget, and the calendar. Where the scope is ours — moves, installs, lease-end work — we deliver it with our own crews.

What's involved in decommissioning an office?

More than most tenants expect. Commercial leases typically require the space returned to a defined condition — "broom-clean," restored, cabling removed — with your security deposit and holdover penalties on the line. We review the surrender obligations, manage furniture disposition (including sustainable, landfill-diverting options), coordinate restoration, and document everything so closeout is clean.

How do your fees work?

Three models: fixed fee for defined scopes, monthly retainer for ongoing programs, or hourly for targeted advisory. You'll see the model and the number in writing before work begins, with management and any work we deliver itemized separately.

Do you only work in Dallas–Fort Worth?

DFW is home and where we're deepest — its submarkets, landlords, contractors, and permitting offices. For existing clients we'll travel for multi-site programs, particularly decommissioning and relocation work.

What does an owner's representative do?

An owner's representative is the client's dedicated advocate on a commercial project. We manage the budget, schedule, contractors, and vendors on a build-out, relocation, or decommissioning — and where it makes sense, we deliver the work ourselves — one team, one number to call.

What does it cost to hire Prism?

We publish our fee ranges — something almost nobody in this market does. Depending on the service and project size, fees are structured as a percentage of project cost, a fixed fee, or a monthly retainer. See our Fees page for the actual ranges.

Do you do the work, or just manage it?

Both. We manage the whole project and deliver the physical work — packing, moving, furniture installation, IT disconnect and reconnect, and lease-end restoration — with crews we run. Specialty trades like construction, electrical, and cabling go to vetted DFW partners we manage to the same standard.

What areas do you serve?

All of Dallas-Fort Worth: Dallas, Fort Worth, Plano, Frisco, Las Colinas, Irving, Arlington, and the surrounding metroplex. We are based in DFW on purpose - it is the busiest corporate relocation market in America.

When should we bring you in?

Earlier than you think - ideally before the lease is signed or the surrender notice is sent. The biggest savings on any project come from decisions made at the very beginning: the test fit, the workletter, the schedule, and the contractor selection.

Do you replace our general contractor or broker?

No. Contractors build and brokers negotiate leases - we manage the whole project on your behalf, including them. Think of us as the senior project leadership your company would hire in-house if this were your full-time business.
